Water rarely enters where it shows on the ceiling. It runs along battens, rafters and felt and drips metres from the actual breach. We fix the entry point, not the stain, so the leak does not simply reappear two slates over.
Chimneys, abutments, valleys and roof-detail junctions are where most roofs fail. We renew tired lead or code-correct flashing, dress it properly into the brickwork or step-and-cover the detail, and point it back in. Black bituminous tar slapped over a failing flashing looks fixed for a season then cracks and lifts. A correctly formed and dressed flashing channels water away for years, which is the difference between a patch and a repair.
A slipped slate gets re-secured with a copper or stainless tingle, the new slate eased into the gauge and the tingle turned over its lower edge to lock it. We never bed a slate in silicone or daub it in mortar as a shortcut, because that traps moisture, expands and contracts, and fails within a season or two. Mechanical fixing is the only repair that lasts, and it leaves the roof looking as it should.
On a flat roof we prepare the deck so the system can actually bond: sound, clean, dry and free of loose debris, with cracks and blisters made good first. Then the correct substrate-specific primer goes down before a cold-applied, seamless liquid waterproofing layer such as certified Lava 20 liquid membrane. No joints, no welds, no hot works, no weak points for water to find. Skip the primer or the prep and the best membrane in the world peels at the edges.
A leaking roof is often a drainage problem in disguise. We clear and re-fall gutters, re-seal or replace failed joints and brackets, and repair rotten fascia and soffit so water leaves the roof cleanly instead of tracking back behind the boards. Sorting the roof and the drainage in one visit is what stops the damp coming back through a different door.
